What we repair

Common refrigeration failures and what causes them

Most emergency calls start with one of these symptoms. The likely causes narrow the diagnosis, but a technician confirms the fault with measurements before replacing anything.

Commercial refrigeration symptoms, common causes and what a technician checks
SymptomCommon causesWhat the technician checks
Box temperature climbing while the compressor runs Fouled condenser coil, a refrigerant leak leaving the system undercharged, a failed condenser fan motor, a restricted expansion valve Head and suction pressures, superheat and subcooling, fan operation, electronic leak detection
Evaporator coil packed with ice Defrost heater, timer or termination sensor failure, a frozen drain line, a torn door gasket letting humid air in A forced defrost cycle, heater continuity, termination settings, drain line heater, door seal
Compressor short cycling on and off Low refrigerant charge, a faulty pressure control or thermostat, an iced coil starving the system of airflow Control cut-in and cut-out settings, pressures against the refrigerant's operating range, airflow across the coil
Compressor will not start, or trips the breaker A failed contactor, start capacitor or relay, an overload that has tripped, an internal compressor electrical fault Supply voltage, contactor and start components, overload, compressor winding resistance
Water on the floor of the walk-in A blocked or frozen condensate drain, a failed drain line heater, a door heater or gasket problem Drain pan and line, heater circuit, door closure and heater operation
Rattling, squealing or hissing Worn fan motor bearings, a loose or damaged fan blade, a refrigerant leak at a fitting or valve Fan motors and blades, mounting hardware, leak detection at joints and valves
Fault code or alarm on the controller A failed temperature sensor, a high or low pressure lockout, a defrost fault the controller has flagged The stored fault history, sensor readings against a reference probe, the safety that tripped and why

Before anyone arrives, do not add refrigerant. Refrigerant work in British Columbia is limited to certified technicians, and topping up a leaking system hides the leak. The three checks worth doing while you wait are on the FAQ page.

From call to cold

How an emergency repair call runs

  1. You call dispatch

Say what the unit is, what temperature it is reading and what changed. A photo of the nameplate with make, model and serial number saves time later.

  2. You get a live arrival estimate

The estimate is given on the call, based on where the nearest technician is and current conditions on Highway 1 or Highway 5, rather than a standard window.

  3. The fault is measured, not guessed

Pressures, temperatures and electrical readings identify the failed component and why it failed, so the repair addresses the cause as well as the part.

  4. Repaired from the truck, or a plan

Common parts are on board and fitted on the spot. If a part has to be ordered, you are told at diagnosis, along with what will hold temperature until it arrives.

  5. A written record of the call

The visit is documented against the equipment: what failed, what was measured, what was replaced. It is the record an insurer or health inspector will ask to see.

Pricing

What a commercial refrigeration repair costs

A repair bill is built from four things: a call-out and diagnosis charge, labour time, the part, and refrigerant if the system is low. Rates differ between contractors and by time of day, so call dispatch on 778-893-2222 for current rates before a technician is sent.

What goes into a repair bill

Call-out and diagnosis
The charge for attending and finding the fault. Across the trade it is usually higher on evenings, weekends and statutory holidays.
Labour
Time on site. A part that is already on the truck keeps it short; a part on order means a second visit.
Parts
The failed component. A defrost sensor or contactor costs a fraction of a compressor.
Refrigerant
Usually billed by the quantity used. A system that needs refrigerant has a leak, and the leak has to be found, not just topped up.

What moves the cost

Which part failed
Sensors, contactors and fan motors are minor repairs. An expansion valve or a compressor is a major one.
Access
Rooftop condensers, tight mechanical rooms and working around a live service all add time.
Refrigerant
How much was lost, and which refrigerant the system runs on.
Time of the call
After-hours call-outs typically cost more than a call in regular hours.
System type
Parallel rack systems and blast freezers involve more equipment and take longer to diagnose than a single walk-in.

Ask before a technician is sent

  • What is the call-out and diagnosis charge?
  • Is it higher after hours, and from what time?
  • Is the call-out credited if I go ahead with the repair?
  • Are your rates quoted before or after GST?
  • Will I get the repair price before the work starts?

Questions

Commercial refrigeration repair questions

Is there an extra charge for a call at night, on a weekend or on a holiday?

Ask dispatch when you call. Higher evening, weekend and holiday call-out rates are common across the trade, so confirm the rate with any contractor before a technician is sent. BC Freezer's dispatch line is 778-893-2222.

What happens to my product if the part has to be ordered?

You are told at diagnosis, before the technician leaves, that the part is not on the truck and how temperature will be held until it arrives. Depending on the fault, that can mean a temporary repair that keeps the system running, moving product into a working box on site, or running the unit under watch with a monitored temperature. The technician explains which applies and what it risks, so you can decide what to move.

Do you repair reach-ins and prep tables, or only walk-ins?

Both. BC Freezer repairs reach-in coolers and freezers, prep tables, bar draft systems, walk-ins, blast freezers and parallel rack systems, whoever installed them. That includes Bohn, KeepRite, Heatcraft, Danfoss, Copeland, Goodman / Amana, Daikin, Gree / Tosot, Trent, True, Beverage-Air and Master-Bilt equipment.

Will I get a record I can give my insurer after a spoilage loss?

Yes. Every service call is documented against the equipment, showing when the technician attended, what had failed, what was measured and what was replaced. Whether a claim is paid is your insurer's decision, but a dated technical record of the failure is the document they ask for first.

Typical emergency arrival by city

Dispatch runs from Surrey along Highway 1 and Highway 5. These are typical windows, not guarantees: time of day and weather move them, so the live estimate comes on the phone call.
